Every girl needs a Kipling Defea bag

The Kipling Defea bag is a practical bag for pretty people. It has a lot of utility features, but it's no plumber's holdall. This bag has a rounded design. It also features cute details like a diagonal zip, and a buckle on top of a pocket.

The long strap of this bag lets you sling it over your front or let it hang from your side, which leaves your arms free to carry your morning coffee. One pouch is designed just for your mobile. That means your jeans won't bulge with all of the things that you need to carry, and there are three spaces for stationery - because, of course, a girl always needs a pen.

There's a place for your iPod too, which as good as you don't want such an important piece of kit to drop out of your trousers when you sit down. There won't be any fumbling for your keys, either. That's because the bag has a place for you to put them, which will save you time squeezing them out of your jeans when you get to your front door.

A Kipling Defea bag is nothing if not versatile. It has compartments that are fastened with Velcro, for example, which makes it easy to pop things in if you're in a rush. The whole bag is over a foot long, and nearly a foot high with a good amount of width. Such dimensions make it ideal for carrying a change of shoes, or a light bit of shopping. With a smaller strap, you can also lug it around in your hand if your back aches at the end of the day.

As ever with Kipling bags, the Defea bag also comes with a cute little monkey keyring.

There are seven bags in the range, which gives you a good range of colours to choose from. You can look stylish with classic Expresso Brown, or stand out from the crowd in Cardinal Red. There's a nice feminine tone of lilac, and also a showy lacquer bronze effect. For the more playful, try the monkey print Kipling Defea bag. In particular, the Expresso Brown model is a sales hit for Kipling and it's easy to see why. With something so useful and modish, no self respecting girl about town should be without one!

Sophisticated London living - made affordable by ISLAND's apartments for sale in Croydon

London is obvious no stranger to rapid, considerable and ambitious urban development. It is this world city to which many of the most ambitious and sophisticated flock in search of employment and a lifestyle to match their exacting demands. Even as rents spiral in this much sought-after economic and cultural centre, construction of impressive and well-appointed apartments continues apace. One might imagine that the ISLAND apartments for sale in Croydon are just further examples of these.

There are, however, a few differences that make these particular apartments for sale in Croydon an especially exceptional opportunity - not least among which is their location. Croydon is not merely another part of the very special and ever-stimulating sprawling metropolis that is London - it is a large town with plenty of attractions and activities in its own right, not to mention ever-growing optimism for the future.

What was long a decidedly unglamorous part of the capital is finally gaining the attention from regeneration chiefs and eagle-eyed investors that it deserves, adding to what is already a formidable offering comprising the very best of the arts, culture, nightlife, leisure and more. Those lucky enough to land one of ISLAND's increasingly in-demand apartments for sale in Croydon can immediately take advantage of amenities ranging from the Whitgift Centre and Fairfield Halls arts and events venue to Preto restaurant and LA Fitness.

More than that, however, investing in ISLAND's apartments for sale in Croydon right now also means being at the head of the queue to revel in this area's sparkling future, with upcoming developments including the Westfield shopping mall due to open in close proximity to ISLAND in 2017. It is set to be the largest mall in Europe once built, and is one of many new projects already driving hitherto unprecedented interest, investment and confidence in Croydon.

Of course, another fine advantage of living in any apartments in the capital is that residents don't merely have convenient access to Croydon. That's because one can also make the most of all of the activities, attractions, amenities and employment opportunities of one of the undoubted great international cities, a place that enchants and inspires with every breath - a place of which only those tired of life ever seem to tire.

That place is London. With names now being registered for these particular apartments for sale in Croydon in readiness for the completion of their construction in 2015, the opportunities are diminishing to take advantage of the surprisingly affordable luxury living that they offer, while on-the-up  Croydon still even remains affordable, comparative to the rest of the capital.

Marbella forms key part of property 'Golden Triangle'

With there being so many obvious reasons for people to spend time in Marbella - ranging from its advantageous climate and fascinating heritage to some excellent bars, clubs and restaurants and a packed cultural calendar - it's not surprising that Marbella luxury homes are so sought-after. Indeed, many may be surprised by the wide range of such properties that can be found at tempting prices in Marbella and throughout the wider Costa del Sol.

That impression has only been further cemented by new figures released by Marbella Town Hall that make clear the existence of a property 'Golden Triangle' in the region, encompassing Estepona and Benahavis as well as Marbella. 2014's first few months alone have seen the issuing of building licences to 18 new residential construction projects with a combined worth of €9 million. Should these figures be replicated across the year, the number of new luxury residences in the region this year will be more than twice that of 2013, when 64 properties were built.

Such momentum won't surprise keen watchers of the market for Marbella luxury homes, given Malaga College of Architects data showing that the period since 2012 has seen the construction in the region from scratch of 119 new properties with a cost exceeding €300,000. This is 20 per cent higher than in the previous two years. Marbella Town Hall also confirmed that Marbella was the choice of location for 62 per cent of investors commissioning property, although Estepona and Benahavis were also in demand. British buyers were the source of the greatest interest and investment, also plenty of enquiries were also fielded by Germans and Scandinavians.

People looking to realise a dream of moving to Spain are therefore likely to find considerable choice of Marbella luxury homes. Those who do make the move will certainly have a lot of exciting events to keep track of, with those set to take place over the coming weeks including the Marbella Poker Festival. The event consists of two special tournaments, the bwin.es World Poker Tour Bwin.es and The Grand Live, and runs from April 4th to 17th.

Such high-profile events are just one more reason why Marbella luxury homes remain in such strong demand - and Marbella Dream Living is happy to use all of its experience in assisting those who are still seeking the perfect property in the region.

The abundance of walking routes from Languedoc accommodation

One may associate the Languedoc region of France with many things, from an intriguing musical and literary heritage to fine wine and perhaps even Montpellier HSC, the Ligue 1 football club. However, when it comes to holidaymaking, there are few better reasons to book Languedoc accommodation than the many walking opportunities in this part of the world.

If you are not a seasoned rambler, you might be pleased to know that there's a good choice of short-distance walks in the Languedoc. The French are passionate about their walking, to the point that there are now thousands of walks marked out across the region, generally between one and three hours long. Trees and rocks often carry painted markings to assist you along the route. You can find out more about these walks by picking up the 'Topo Guides' - Topo-guide des Sentiers de Randonee - that you'll find in the tourist offices of most villages.

Languedoc is an extremely diverse region geographically, which might make your walk more stimulating, but it can also bring certain dangers. Therefore, particularly if you are not highly familiar with the area, we'd advise that you avoid the steeper mountainous terrain or flat coastal parts in favour of the 'foothills' areas with their gorgeous rolling hills and vineyards.

However, it's also possible that this isn't your first walking adventure from Languedoc accommodation, making you feel ready for a longer distance walk. There are several 'official' longer walks in this part of France, with one of the most famous being the Sentier Cathar, or the Cathar Trail. This name refers to Catharism, the dualist religion that took particular root in the Languedoc and other parts of Europe in the Middle Ages, but which eventually incurred the Catholic church's wrath.

Those embarking on the modern Cathar Trail begin at the sea before walking westwards along the Pyrenees foothills, encountering Cathar castles along the way. Eventually, walkers - frequently accompanied on the route by horse riders - end up in Foix in the Mid-Pyrenees region.  There's also a European long distance path, E4, that passes through the Languedoc region. Starting in the south over the Pyrenees, it progresses through the Black Mountains near St Pons, also coming close to the likes of Prades, Lagrasse, Carcassonne, Lodeve and Le Vigan en route to Provence.

Of everything that can be done from Languedoc accommodation, there can be few simpler - but also more satisfying - activities than those done by foot.

Nicotine's role as a potential gateway drug explored

If one wished to see evidence of the need for substance abuse intervention in Florida to focus on treating patients for addiction to nicotine as well as to other drugs, they would only need to look to a landmark study conducted in 2011. Researchers at New York's Columbia University identified a biological mechanism possibly helping to explain tobacco products' role as gateway drugs that prime the brain for addiction to cocaine.

The gateway model arose from epidemiological evidence of people's use of tobacco products or alcohol before illicit drug use. This has raised the controversial question of whether a causal relation exists between prior exposure to such drugs as nicotine, alcohol or marijuana, and the later abuse of other substances. Prior to the 2011 study's findings, no biological mechanism had yet been shown making clear that the risk of illegal drug use could be heightened by nicotine exposure.

However, in the Columbia University study, published in Science Translational Medicine, an increased response to cocaine was shown in mice that had been exposed to nicotine in their drinking water for a minimum of seven days. Attempts have now been made to connect this finding to surveys previously done on humans, such as one study that found 81 per cent of young people using cocaine to also be active tobacco smokers.

Such new information could inform approaches to substance abuse intervention in Florida and elsewhere, suggesting that it could be greatly beneficial to treat a person's nicotine addiction at the same time as their cocaine addiction, instead of detoxing them with cocaine while permitting them to continue smoking. In the words of the study's senior author, M.D. of Columbia University Medical Center Eric Kandel, "Now that we have a mouse model of the actions of nicotine as a gateway drug, this will allow us to explore the molecular mechanisms by which alcohol and marijuana might act as gateway drugs."

The statistics certainly vouch for the importance of substance abuse intervention in Florida that acknowledges nicotine's potential role as a gateway drug. Nicotine is highly addictive as well as one of the most frequently used drugs, with a 2009 survey finding that almost 70 million Americans aged at least 12 had used a tobacco product at least once in the previous month. Cigarette smokers are also at greater risk of lung cancer, emphysema, respiratory disease and cardiovascular disease, with nine in 10 U.S. lung cancers cases being attributable to cigarette smoking.

Such statistics, alongside the findings of the 2011 study, only further affirm the importance of substance abuse intervention in Florida that takes a holistic approach to teen or young adult wellbeing, considering the full range of lifestyle factors that may be leading them to addiction.

Why you really can have a cheap AND brilliant promotional video

It goes without saying that you will want to create greater exposure, revenue and profit for your company for as low a price as possible. It's your job as a business owner to get the best deal - but how can you ensure that you get a great corporate or promotional video at a price that is also right for you?

When you are looking for an affordable video production company, you will likely receive many warnings about accepting the cheapest quote that you can find - that it's a false economy that won't deliver the return on investment that your company needs. In many ways, this is true. A poorly produced, amateur-looking promotional video can damage your brand - particularly if you wish to project a prestigious and desirable image.

It is true that often, a cheap promotional video is a poor one. However, it certainly is possible to get the right promotional video for a good price, as long as you choose the right production company. Choose Captive8 Media, a company at the lower end of the budget scale, and you'll benefit from all of our hard-won expertise in making the most of limited budgets. In fact, they specialise in taking your budgets, and building the project around it, ensuring you receive maximum value for your investment.

Consider what would count as a 'good' corporate video for you - it isn't necessarily going to be an expensive one. Some of the most effective promotional videos actually work because they are so simple. You could easily and simply film one your staff members in your office, meaning costs can be kept to a minimum. Alternatively, your video might show an event that you have already paid for anyway, like a product launch or trade show.

A good corporate video doesn't need to be technically dazzling. Indeed, while such a video may attract a lot of views, comments and social media 'shares', viewers may be more focused on the sophisticated look to take your desired action, whether that is signing up for a product trial or e-newsletter or visiting your company website or Facebook page.

As long as the right creative choices are made and the desired messages are communicated concisely and memorably, in line with your brand image, you can certainly have an effective promotional video for a reasonably low price.

Is it better to sell a flat with a short lease, or extend the lease yourself?

As a leaseholder, a short lease is a potentially critical threat to your chances to selling your property. It's a problem that could affect over a million property owners in England and Wales. Ownership of a leasehold flat effectively means that you are granted a long lease from the freeholder. This means that you own the right to live there by definition of your lease, and the demise of your flat, however not the absolute ownership of the land or building as usually the building will contain various flats also on leases. Scotland and Northern Ireland have different leasehold laws.

But if you are a leaseholder in England or Wales, are you able to extend your lease, and if so, by how many years, and would this be worthwhile? After all, you could opt to sell a flat with a short lease to a company like Dream House Buyer, which can give you a cash offer for your flat, irrespective of the length of the lease. The 1993 Leasehold Reform Act means that most flat-owners are legally entitled to add the customary 90 years to their lease at a fair market price, as long as they have lived in the flat for two years.

Given that shorter leases generally decrease the price at which you can expect to sell the property on the open market, extending a short lease can be a good move - but it depends on several factors including: The exact current length of lease, value of the property, service charge and exact terms of the lease. There isn't much reason to worry if you're staying put and the lease is 90 years or more, and if you extend a lease of this length, the value added to your flat may barely exceed your outlay. But by the time the lease reaches about 83 years, you should seriously consider extending or selling.

80 years is the critical number. At this stage, you have to pay not just the usual lease extension price, but also 50 per cent of the flat's 'marriage value' - the amount of extra value that would be added to your property by a lease extension. The big difference between extending at 81 years and 79 years is what leads so many people to sell a flat with a short lease to a firm like Dream House Buyer whom are specialist buyers of flats with short leases. Dream house Buyer buys short lease flats for cash, which means that they do not have to satisfy a mortgage lenders criteria.

The aforementioned two year ownership condition for extending should make you especially wary of buying a property with a lease of 80 years or less - however easy the estate agent insists extending would be. If your lease has dropped to less than 60 years, you can expect an extension to cost tens of thousands of pounds. In this situation, it is vital to seek good legal advice from a solicitor, and a valuation from a RICS chartered surveyor who specialises in lease enfranchisement and extension valuations.

For those who do decide to sell a flat with a short lease of under 75 years, Dream House Buyer will happily make an offer on the same day of contact, before purchasing the lease in its current form.

Dream House Buyer (http://www.dreamhousebuyer.co.uk/) is a family owned property company that considers all types of property, and we buy property with sitting tenants too. We will make an instant cash offer for any property in the UK, regardless of the size, location, condition or value.

We will buy any property that you might consider a problem - including property with sitting tenants, flats with short leases, problem tenants, unmortgageable and structurally damaged property. We also buy ground rents and portfolios. If you think we can help, then please invite us to make you an immediate cash offer for your property.

Equip your dog with the perfect collar

A dog collar is a simple and very effective piece of kit. It helps you to identify your dear friend if it runs into a pack of the same breed at the park, and it helps you to find your dog if it gets lost. If you have just bought a young dog and are looking for a dog collar in Tunbridge Wells, a good basic collar is the Canac Adjustable Collar. As your pet grows, you can increase the size of the loop. What's more, the material it's made from won't dig into your dog's neck.

If you have a puppy, the Canac Puppy Set is ideal. Again, you can change the length on the collar as the dog grows, yet it starts at the very small sizes that are just perfect for your young companion. Certainly, you wouldn't want your beloved pet squeezing out of a loose collar. The metal part is very light, so even very small dogs will take to it.

In this part of the world, it's often dark in the evening when you might need to walk your dog. If you're looking for a dog collar in Tunbridge Wells, you might therefore try the Canac K9 Lites Collar. The LED lights pulse through the dark, and it's made with a reflective strip, which reflects illumination from passing cars. Plus, how many times has a cyclist passed you in the dark? This collar is great for keeping your pet safe from all manner of night hazards, and it's strong enough to work as a collar in its own right.

A slightly different solution is the Fetch Pet Blinker. This is a light that you can attach to a collar, producing arguably the best light signal on the market today. Another great accessory for anyone looking for a dog collar in Tunbridge Wells is the Ancol Dog Address Tube. You can put your dog's address inside the tube, which means that if it ever gets lost, the people who find it will know who to return it to. Being made of brass, it won't rust, and it's so small and light, your dog won't notice it's there.

Can your loved one still drive following a dementia diagnosis?

As soon as someone who drives receives a diagnosis of dementia, they need to tell the DVLA. Of course if someone in your life has to do this, they may be concerned that they will have to stop driving, but this will not necessarily be the case. If you have received a recent dementia diagnosis yourself, the DVLA will ask your permission to obtain medical records from your GP, and an assessment will then be made by a specialist.

During this process, the person with dementia might also be required to undertake a test to see if they are still fit to drive. However, it will not be as stringent as a driving test, and it gives some leeway for the idiosyncrasies that drivers develop. The only purpose of this test is to see if the person can still drive safely. Some people receiving home care in Gloucester have had doctors advise that they stop driving with immediate effect. The insurance company will also need to be told about the diagnosis, as it could invalidate their policy.

If you have concerns about the driving of your loved one with dementia, signs to look out for include irritability or a lack of confidence out on the road. Your loved one may lose their way on previously well-known roads, or lurch across the road lines. Others could drive too fast or slow for the conditions, while some drivers might not be able to gauge the size of spaces. Road maintenance might confuse them, and they could have a greater fear of crashing. These factors might make it increasingly unsafe to be driven by someone with dementia.

These behaviours can be quite common among drivers with dementia, and if the time is right, it might lead someone to seek home care in Gloucester. This is because someone may not wish to lose their mobility and independence even after they have ceased to drive, and certainly, home care in Gloucester assists people to live the lives they want to as much as possible.

A person with dementia may also wish to know for themselves if they are still fit to continue driving. While they may have been given the all clear, they might be aware that the illness is progressing, and as they lose ability, they may put themselves forward for another assessment by the DVLA.
Find out more about this subject here.

John Harbaugh given Ohio statue tribute

Big StatuesLike many other bronze statue makers, we here at Big Statues are happily besieged with requests to create statues commemorating famous folks who have long left us. It pretty much goes without saying that to have a statue made of yourself before you have passed on, you have to be pretty special.

Such a thing could certainly be said of Baltimore Ravens coach John Harbaugh. The 2012 Super Bowl winner is just the latest of a long line of legendary coaches to be immortalized in bronze, his own sculpture being unveiled at Miami University of Ohio's Cradle of Coaches, where there are already likenesses of eight other coaches.

Harbaugh's success a few years ago led his alma mater to accelerate his induction, giving him a place alongside fellow sporting heroes Earl "Red" Blaik, Paul Brown, Carm Cozza, Weeb Ewbank, John Pont, Paul Dietzel, Ara Parseghian and Bo Schembechler.

As was the case with all previous statues on the Cradle of Coaches, Harbaugh's likeness was created by Delaware-based sculptor Kristen Visbal, who when searching online for images of Harbaugh, kept coming across the same iconic pose of Harbaugh: wide-eyed, steel-jawed, stretching his arm out in the air.

As Vibal put it: "Every person has a pose that they assume on a regular basis. One of those for John was putting his fist in the air. It's a nice, strong position."

It's fair to say that Harbaugh was wooed by the result, describing the Cradle as "the greatest honor in coaching, if you understand what it's all about. It's like Bubba Watson said last week [after winning his second Masters]. He was asked, 'You ever dream of something like this?' He said, 'Naw, my dreams never got this far.' That's exactly how I feel."

To say that it's a big deal for Harbaugh to have won this honor would be a definite understatement - coaches aren't given a place on the Cradle unless they are Miami graduates and go on to become national coaches of the year, receive induction into the college or professional football halls of fame or win collegiate or pro championships.

Of course, just as Harbaugh isn't the first great coach to be immortalized by bronze statue makers, he certainly isn't going to be the last. Right here at Big Statues, we're experts at fabricating great statues of all manner of great figures, both within and outside the sporting world.

Hire more cost-effectively with Google AdWords

Who wouldn't want to slash the cost of online recruitment? You'd be impressed by how much you can do just that with Google AdWords.

When Google AdWords is used well, you can...

·         attract qualified candidates so much sooner
·         build talent pools quicker and develop candidate pipelines
·         reduce time to hire, meaning fewer operational pressures on your business
·         decrease cost per hire for greater profitability
·         manage PPC campaigns on a cost per acquisition basis
·         advertise in targeted geographical locations to minimise irrelevant candidates
Google AdWords allows you to be precise with how and when you spend your online recruitment budget. You can target only the most relevant candidates and spend less time sifting through unsuitable applications.

It all starts with a simple keyword tool, which you can easily use to see who is searching for vacancies like yours, as well as the exact keywords they use. The 'Local monthly searches' column shows how often a certain key phrase was used  to search Google last month. This gives you a sense of the demand for your vacancy.

Here are the things that you should consider in boosting your online recruitment with Google AdWords...

1. What candidates search for in Google

How do candidates search, and what keywords are they likely to use? What is the 'type' of hire that interests you? How may a candidate abbreviate their search or use locations in search queries? Could you target candidates seeking roles at your competitors?

2. Creating a compelling advert

Don't just write any old PPC ad text - treat it as seriously as if you were advertising in a national newspaper. Remember that by 'split testing' adverts - running different ads in parallel - you can see which results in more clicks and will therefore be seen as more relevant by Google, which can help you even more.

3. The influence of Google Quality Score (GQS)

Google loves relevance in PPC campaigns as much as it does in organic search results - so try to make yours precise and engaging. The better your Google Quality Score, the higher the position Google will give to your ad. This allows you to rank higher than your competitors who are paying more.

4. Relevance, relevance and relevance

Relevance is important with Google AdWords, in case you haven't noticed. Constantly review your campaigns and look at how you can improve their structure. Ensure the most relevant possible landing page for a better candidate experience - not your homepage, in other words - and make full use of conversion tracking. Never stop testing and measuring.

Do all of these things, and Google AdWords can give you consistently better and cheaper results from your online recruitment.

Walking and other solutions to those common freelancer distractions

A good freelancer that uses an accountant in Richmond is also likely to keep up to date with all of the other aspects of their professional practice, training up their weaknesses and building on their strengths in such areas as making a proposal, negotiating a fee and marketing their services effectively. However, sometimes, there is a more elementary problem that the freelancer faces: the inability to concentrate and knuckle down to work.

This is a serious problem for any conscientious freelancer, given that every hour in which they are unable to motivate themselves means money lost. However attractive the low overheads of working from home can be, such an environment can also bring the greatest difficulties concentrating. There are many ways in which freelancers can recover their motivation and creativity and return to productive work once more, with one of them – taking a brisk walk – being the subject of a fascinating recent study in the Netherlands.

Anecdotes and literature have, for centuries, recommended going for a walk to those suffering ‘writer’s block’, and a Leiden University professor couldn’t pass up the opportunity to prove its effectiveness. In unveiling her findings, Prof Lorenza Colzato said that she had set volunteers convergent and divergent-thinking tasks to find conclusive evidence that creative powers could indeed be boosted by physical exercise. The test of each volunteer’s creative thinking was whether they could come up with ways of using a pen that didn’t involve writing, and sure enough, volunteers exercising four times a week outperformed those with more sedentary lifestyles.

The professor ensured the diversity of the test by also asking volunteers that exercised regularly and those that didn’t to find a common link between three words. Once more, it was those participants that spent more time regularly exercising that fared better on the test. The conclusion of the study was that a person’s brain was trained to “become more flexible in finding creative solutions” by physical exercise – although it didn’t seem to be a long-lasting edge, and also wasn’t as pronounced in people that were very physically fit. Nonetheless, the findings will intrigue many a freelancer using an accountant in Richmond (not, by the way, the worst place to go for a wander in the Surrey area).

Walking is not, of course, the only recognised technique for a freelancer whose concentration is flagging. Other known methods include switching off email, mobile phones and other frequent distractions, breaking down larger jobs into smaller, more manageable tasks with mini-deadlines and setting the morning alarm clock earlier. A freelance client of an accountant Richmond could also choose to perform certain tasks at a certain time of the day, only open an application when it is absolutely necessary for the task in hand and/or start with the easier work first, among the vast range of trusted concentration-boosting methods that probably haven’t been subject to a university study!

A rundown of the SMART Recovery program

There are few treatment programs that can prove quite as invaluable to adolescents and young adults in need of the best-targeted substance abuse intervention in Miami than the SMART Recovery 4-point program, the product of the not-for-profit SMART organization. Manifesting in daily online meetings, face-to-face meetings around the world and an online message board and 24/7 chat room, the SMART Recovery program has already been instrumental in assisting individuals' recovery from all manner of addictive behaviors.

SMART stands for Self Management And Recovery Training, and the attendant program consists of four prongs: Building and Maintaining Motivation, Coping with Urges, Managing Thoughts, Feelings and Behaviors and Living a Balanced Life. Taken together, these points draw on evolving scientific knowledge to guide individuals away from dependence on alcohol, drugs and other harmful substances.

The purpose of the SMART Recovery program alongside other approaches to substance abuse intervention in Miami is to teach an individual to alter what may presently be self-defeating thinking, emotions and actions, to the end of a better quality, more satisfying life. Tools and techniques are taught that enable an individual to take responsibility for the changes in their own lives, so that they become truly self-empowered and self-reliant. Meetings are educational, making use of open discussions, while the program also advocates that prescribed medications and psychological treatments are used responsibly.
